I have engineered hardwood flooring, can you refinish them?
That depends, around 75% of engineered floors can, in fact, be refinished. Engineered hardwoods come with a thin veneer of hardwood, and can be sanded at least once. The quality and thickness, however, of this veneer will be a major factor when determining this.
Will polishing or waxing my floors bring them back to life?
Floors that have a polyurethane topcoat are unable to be waxed. As waxing is supposed to penetrate the wood and create a bond; however, with a top polyurethane shell coat, it is unable to penetrate it, and will just sit on top and be ineffective.

I have pets and my hardwood floors have black stains were they had accidents, can these be fixed?
Depends, as some of these accidents will penetrate the topcoat and seep all the way through. When this happens, not even refinishing will solve the problem, this is because wood is porous and urine will seep all the way through the board.
